Building Engineer

Position Summary

The Building Engineer is responsible for the day-to-day operation, maintenance, and repair of building systems within a commercial real estate portfolio. This role ensures the safe, efficient, and reliable performance of mechanical, electrical, plumbing, and life-safety systems while providing a high level of service to tenants and ownership.

 

Job Functions

Building Operations & Maintenance
  • Operate, maintain, inspect, and repair building systems including HVAC, electrical, plumbing, lighting, fire/life‑safety, and building automation systems (BAS).
  • Perform preventative maintenance and respond promptly to service requests and work orders.
  • Conduct routine inspections of equipment, rooftops, common areas, and tenant spaces to identify issues and recommend corrective actions.
  • Monitor building performance and energy usage; assist with sustainability and efficiency initiatives.
Tenant & Customer Service
  • Respond professionally and efficiently to tenant requests, emergencies, and after-hours calls as required.
  • Coordinate access and oversee repairs within tenant spaces with minimal disruption to operations.
  • Assist with tenant move-ins, move-outs, and space modifications.
Vendor & Project Coordination
  • Assist in overseeing third-party contractors and vendors, ensuring work is completed safely, on time, and to specifications.
  • Support capital projects, base building upgrades, and inspections as directed.
  • Verify contractor work quality and maintain accurate service documentation.
Safety & Compliance
  • Ensure compliance with local, state, and federal codes and regulations.
  • Maintain a safe working environment by following proper safety procedures and reporting hazards.
  • Assist with emergency preparedness, drills, and response procedures.
Administrative Duties
  • Maintain accurate maintenance records, logs, and reports using a computerized maintenance management system.
  • Assist with inventory management of tools, parts, and supplies.
  • Provide input on maintenance planning and budgeting as requested.

Requirements

Essential Physical Abilities
  • This position is dedicated to one client’s property located in west Houston. This position may require occasional travel between buildings. If required, engineer will utilize personal vehicle to travel between sites.  Engineer is required to have a reliable operating vehicle with appropriate insurance coverage.
  • Meet highest attendance and punctuality
  • Assignment requires this position to be on call after hours, weekends, and/or holidays.
  • Work standing 85% of day.
  • Lift 25 or more.
  • Climb up and down stairs and
  • Access remote work areas and confined spaces (i.e., crawl spaces, roofs).
  • Use full range of manual dexterity (i.e. sitting, squatting, bending, kneeling, lifting, walking).
  • Respond to all emergencies in a timely manner, to include answering and responding to calls at all times, emails and texts. Emergencies could happen at any time during the day, after hours or on weekends.
Qualifications
  • Strong working knowledge of HVAC systems, electrical systems, plumbing, and general building maintenance.
  • Familiarity with BAS, CMMS platforms, and energy management systems.
  • EPA Universal Certification or ability to obtain within a specified timeframe.
  • Additional licenses, certifications, or trade credentials are a plus.
  • Strong troubleshooting and problem-solving skills.
  • Excellent customer service and communication abilities.
  • Ability to work independently, manage multiple priorities, and respond calmly in emergency situations.
  • Strong attention to detail and organization.
Experience

Minimum 5 years of commercial office building experience to include Mechanical / HVAC operations, plumbing & electrical systems & all other day-to-day building operations.

Education

High School Diploma or equivalent. SMA/SMT designation preferred.
