Griffin Partners (GP) acquired Union Square in December 2003 from Equity Office Properties Trust (REIT). The 194,000 square foot Class A building is prominently positioned on US 281 at Jones Maltsberger Road in the North Central Submarket, and directly adjacent to the San Antonio International Airport. Union Square offers quick access to key business centers, hotels, preferred retail, entertainment and dining. This is a value added investment strategy in which Griffin Partners purchased an asset that was underperforming due primarily to poor management and ownership and deferred maintenance all of which were compounded by a market downturn. GP improved the aesthetic appeal of the property which helped in the effort to attract and retain new tenants. The occupancy has gone from 88% at acquisition to 100% currently. In addition, a vacant 3 acre development tract came with the asset at acquisition. GP built the six story, 131,500 square foot Union Square II on the tract in 2007.
Griffin Partners sold both buildings in April 2010.
