SALES ASSOCIATE TEAM POSITION

Position: Griffin Partners, Inc. is expanding its brokerage services division and seeking full-time sales associates to generate sales leads for office/industrial/retail space users in the market. This position will be primarily focused on tenant representation. Candidates will generate and work with clients to identify and negotiate purchasing, selling, leasing, and marketing of commercial real estate properties. Griffin will consider all levels of experience to add to the team. 

Other key functions required are: 

  • Space evaluation, creative solutions, financial analysis, layout & design, construction management, and lease negotiations for Griffin Partners, Inc. clientele.  
  • New business generation by contacting institutions, business owners, and people responsible for their business's commercial real estate.
  • Identification, understanding, and providing resolutions for commercial real estate problems.
  • Understanding the commercial real estate industry and recognizing opportunities for clients.
  • Expertise on market conditions by reviewing trade journals, continually speaking to people across the industry, and driving the market.
  • Collaboration of data from multiple sources to create broker price opinions and presenting findings to clients and gain acceptance to proceed.
  • Originate and negotiate the selling, leasing, and marketing of properties.
  • Participate in contract negotiations and due diligence.


Daily Activities required will be:

  • Prospecting, market research, financial analysis, deal-making, transaction negotiation, and client management.
  • Contacting and interviewing prospective clients to solicit property listings, tenant representation, third party leasing opportunities.
  • Cold calling, building canvassing, and sales presentation generation.
  • Touring of property sites with clients to discuss property features and lease terms. 
  • Understanding of property and market specifics to be used in property listing advertising.
  • Basic understanding of tenant financial statements.

Job Requirements:

  • Requires a Texas Real Estate License. Will consider individuals without the license, who are willing to obtain it. 
  • Requirements: 2-5 years experience in the sales industry. Real estate experience is not required, but a plus. 
  • The candidate must have excellent communication (spoken and written) & telephone skills, have a positive attitude, aggressive personality & confidence, and be highly motivated. 
  • Background of working on several projects at once. 
  • Strong math skills.
  • Understanding of basic financial markets and models.
  • Quick and creative thinking.
  • Ability to see the short and long term of situations.
  • Ability to contribute to the success of the team.

Computer Skills

  • Moderate to Advanced knowledge of required computer skills including typing skills.
  • MS Office Suite including Outlook, PowerPoint, and a thorough understanding of MSExcel (you need to understand & be proficient with formulas). 
  • Computer database maintenance (ACT!, Goldmine, etc.)
  • Marketing software understanding a plus (i.e., Adobe CS3/4, Powerpoint, Macromedia, etc.).
  • Argus experience is a plus. 

Required Education from an accredited institution:

  • Undergraduate degree in related field.
  • Preferred field: Finance, Marketing and/or Economics.

Physical Demands:

  • Ability to lift objects weighing approximately 35 lbs.
  • Ability to operate normal office equipment.
  • Extensive use of computer.
  • Normal visual acuity.

Work Environment/Environmental Condition:

  • Normal office environment.
  • Up to 15% outside travel.
  • Ability to work in excess of 40 hours in any given week.

Compensation:

Incentive based income & healthcare. Will consider higher pay levels and corporate participation for more experienced candidates.
